Why is Castle Hills so well known among Korean buyers? Explore homes, location, taxes, lifestyle, history, and my personal experience growing up here.
When Korean buyers ask me about neighborhoods around Lewisville and Carrollton, Castle Hills is almost always one of the first communities that comes up. For me, that conversation is personal because I grew up in Castle Hills and watched this part of North Dallas change dramatically.
What people now know as a large, established master-planned community looked completely different in the late 1990s. Castle Hills welcomed its first residents in 1998, and the land had originally been part of the Bright family's farm. Today, the 2,900-acre community has thousands of homes, parks, retail, restaurants, offices, golf, and multiple neighborhoods with distinctly different styles.
That's one reason I don't evaluate Castle Hills simply by comparing price per square foot with another neighborhood nearby. In my opinion, buyers are also paying a premium for the Castle Hills community itself. The location, neighborhood identity, amenities, mature sections, and name recognition all contribute to the way buyers perceive it.
Is Castle Hills in Carrollton or Lewisville?
Castle Hills is primarily a Lewisville community and officially became part of Lewisville in 2021, although its located next to Carrollton causes many buyers to associate it with the Carrollton area. The developer worked directly with the cities of Carrollton and Lewisville to create a unified planning standard across municipal lines. Depending on which section you are in, your address may say Carrollton, Lewisville, or The Colony — but the community functions as one cohesive neighborhood with shared amenities and HOA structure.
Why Do Different Parts of Castle Hills Look So Different?
Castle Hills wasn't built all at once. Development occurred over many years and included different builders, home types and neighborhoods. For example, Enchanted Hill was established as a gated custom-home neighborhood in 2006, while the final Northpointe phase includes builders such as American Legend, Britton, Shaddock and Toll Brothers.

Why Does My Perspective on Castle Hills Differ From Other Realtors?
Castle Hills is not a neighborhood I learned about from MLS listings. It's a community I grew up in. I remember what this area looked like before many of today's homes, shops and developments existed. Now, as a Realtor, I get to help families evaluate the same community I watched grow.
If you are considering Castle Hills, Carrollton, Lewisville, The Colony, or another North Dallas community, my goal is not to tell you which neighborhood you should choose. It's to help you understand the differences clearly enough to decide which one is right for your family.
A Personal Note
I actually grew up in Castle Hills, so this one is personal for me. Among Korean families asking about the Carrollton area, it's consistently one of the first neighborhoods that comes up — it has that kind of name recognition.
Yes, property taxes here run higher than in a lot of surrounding areas. But in my experience, there's a real premium attached to the Castle Hills name itself, and that premium adds genuine resale value — it's not just marketing.
It's strange to think about now, but this was nothing but farm and ranch land back in the late 1990s. It filled in over multiple building phases, and each subdivision within Castle Hills ended up with its own distinct home styles — so even within the same community, you will notice real architectural differences depending on which section you're walking through. Today, the community is essentially almost built out.
Bottom Line
Castle Hills is one of North Dallas's most established master-planned communities, combining great amenities, and a walkable town center. If you are comparing it to a specific listing, always confirm whether the home falls inside the Castle Hills HOA and Hebron/LISD zoning — the city name on the address doesn't always tell the full story.
